FAQs
What is the minimum down payment for first-time home buyers?
The minimum down payment when you are purchasing a home that you plan on moving into or a second home that you were purchasing such as a vacation property or a property for an immediate family member is 5% of the first $500,000 and 10% on any amount over and above $500,000. If you are purchasing an investment property or a property that you are not planning on moving, the minimum down payment would be 20%. There are some other instances where more down payment might be needed such as purchasing raw land. Quite often the minimum down payment requirement for raw land would be 25% of the purchase price, however that may be subject to lender and location.
How much mortgage can I afford as a first-time buyer?
I calculate affordability based on your income, debts, and current rates, helping you make smart decisions without overextending.
Can I get a mortgage with little or no credit history?
Yes! I can guide you as a first-time buyer with limited credit history to lenders that specialize in flexible approvals.
How long does it take to get pre-approved?
Most clients receive a pre-approval within 24–48 hours once documents are submitted.
